2,170-home regeneration underway in Kingston

Countryside Partnerships plans to deliver more than 1,000 affordable and council housing units.

The developer began phase one of the Cambridge Road Estate development in late May, completing demolition works in 2022. 

Structural warranty provider LABC Warranty recently joined the regeneration to provide inspection support and structural warranty cover for Block E of phase one. 

Countryside Partnerships is working with Kingston Council on the scheme, and expects to complete phase one in 2024, followed by four further phases. 

Inside the scheme

The council approved Countryside’s planning application in 2021, with architect Patel Taylor drafting the scheme. 

Phase one will deliver 452 homes, with 150 for council rent and 15 for shared equity/shared ownership.

Block E of phase one will see the construction of 206 new homes across six core buildings, including one 12-storey building. 

Further developments in this phase include: 

  • A new community centre. 
  • Office space. 
  • Retail and commercial provisions. 
  • 2,289 sqm of play space.

Full scope

The JV anticipates that affordable housing will make up 45% of the 2,170 homes, including: 

  • 767 council-rented homes.
  • 174 intermediate tenure homes. 
  • 114 council homes. 

Social value

The site will employ up to 400 construction-related jobs for local people, with contracts lasting at least 26 weeks. 

Additionally, the JV offers 100 apprenticeships and 500 local youth employment opportunities for residents and young people. 

The council and Countryside have also set up a community chest fund that contributes £50,000 a year to support projects in the community.
