Balfour begins £171m student scheme for Sussex Uni

Balfour Beatty has started construction of a new student accommodation scheme on behalf of the University of Sussex.

The West Slope Residences project follows the East Slope Residences scheme which the contractor completed back in 2020. 

Balfour Beatty Investments will commit £32 million of the project equity (81 per cent), with the university acting as a co-investor for the remaining equity. 

It has also provided the funding strategy with £171 million of wrapped bond financing raised through a private placement. 

The project will provide nearly 1,900 bedrooms as well as a health and wellbeing centre, catering areas and shops. 

Balfour will manufacture the modular steel frame and bedroom units off site in a factory. 

Its investments arm will maintain the accommodation for the duration of a 54-year contract.   

The scheme is due to be ready for the start of the 2026/27 academic year.  

Ion Appuhamy, managing director of Balfour Beatty Investments, said: “The West Slope Residences is the most ambitious development programme the University of Sussex has undertaken in recent years, and will significantly contribute to and enhance the student experience. 

“Building on the success of the East Slope Residences project which we completed back in 2020, we now look forward to providing an additional campus for students whilst simultaneously showcasing our extensive experience in the design, funding and construction of high-quality accommodation and amenities.”
