Fusion Group hired the design and build contractor to build a seven-storey PBSA with 420 units on Upper Duke Street in the city’s ‘Knowledge Quarter’.

The scheme, Fusion’s first student residence in Liverpool, will transform a vacant Hondo supermarket site.

The new build will include a recording studio, half basketball court, fitness studio, library and zero waste shop.

Two private courtyards, a dining area, an outdoor bar and performance stage, and an area for yoga, meditation and study are also planned.

Offsite manufacturing techniques will be used in delivery, including light gauge steel frame structures and bathroom pods.

The scheme has a target BREEAM rating of ‘Very Good’.

Construction is expected to complete by June 2025, in advance of the 2025/26 student intake.

The company is also currently on site at Park Lane in the city delivering the new Maldron hotel.

“With our extensive experience delivering PBSA schemes across the UK and Ireland, we are well placed to deliver a scheme for Fusion Group that will help to revitalise the Upper Duke Street area of Liverpool and provide young people with a high-quality student living experience,” said Peter Devlin, contracts director at McAleer & Rushe.

“As construction partner and building on our successful early engagement approach, we are making use of offsite manufacturing to deliver benefits throughout the construction process, delivering the scheme efficiently and sustainably.”
