900 new homes for Leicestershire village

Developer L&Q Estates has won planning approval to build almost 900 homes across 44 hectares.

Blaby District Council gave the green light for the development of a new community north of the A47 in Kirby Muxloe, Leicestershire. 

Apart from the 885 new homes, L&Q have made provisions for a primary school, public open spaces, and a community coffee shop. 

The firm also expects 25% of the housing to be affordable, including one, two, three and four-bedroom properties. 

Wider developments 

For main access to the A47, L&Q will develop a new roundabout junction with a loop road to support all vehicles, including a new bus route, to the site. 

The public open spaces will focus on giving more connectivity to cyclists and pedestrians. 

Pegasus Group was involved in the project management and design of the planning application and advised on heritage and archaeology, according to Insider Media. 

The consultancy’s project team included environmental consultant Vectos, noise and air quality firm M-EC Consulting, and agricultural expert CSA Environmental. 

The development is part of the Blaby District Local Plan, which the council expects to complete in 2029. 

“The scheme will offer opportunities for a new community to grow and thrive and provide valuable affordable housing,” said Ben Taylor, Blaby District Council’s portfolio holder for planning delivery and enforcement and corporate transformation.
