South Derby Growth Zone – major plans move forward

Major plans for thousands of new homes and a huge business park are set to be decided next week.

The South Derby Growth Zone, between Sinfin and Chellaston, is due for consideration by Derby City Council. 

The scheme includes around 4,500 homes and 3.4 million sq ft of new employment space.  

It could also create around 5,000 new jobs. 

It includes Infinity Park Derby (IPD), a new 100-acre business park south of the city, dubbed the “future of manufacturing and logistics”. 

IPD will be next to the global HQ of Rolls-Royce Civil Aerospace (one of its backers) and minutes from blue-chip firms like Alstom and JCB. 

The other aspect is the new Infinity Garden Village – one of the first 14 new garden villages announced by the UK Government in 2017. 

A new junction and link road off the A50 is also proposed.  

It is understood nearly £50 million from the Levelling Up Fund and around £500,000 of Homes England Garden Villages funding has been earmarked for the scheme, dependent on a full business case coming forward.
