Appointed by European logistics real estate developer, Logicor, Glencar will redevelop a 20-acre site with demolition of the existing warehouses and removal and recycling of existing hard standings.

The project will also see grouting of existing mine shafts and ground improvement across the site, before constructing a new sustainable facility.

Warehouse specs:

  • 311,500 sq ft of warehouse space
  • 2,000 sq ft hub office
  • Approximately 13,000 sq ft of office space over three storeys
  • Up to 18 metre eaves height
  • 32 docks and three level access doors
  • Sustainability features: LED lighting, EV charging points and rainwater harvesting

The facility aims to target BREEAM ‘Outstanding’ and an EPC ‘A’ rating.

Glencar recently achieved EPC ‘A+’ and BREEAM ‘Excellent’ rating with the completion of a 209,000 sq ft speculative industrial/logistics facility in Basingstoke.

The Hertfordshire-headquartered contractor made an increase in gross profit with £20.2 million for the year ending 30 September 2023 compared to £15.1 million FY2022, and said it aims to achieve 20 per cent revenue growth in 2024.

Construction on the new warehouse has recently started, with the project expected to complete in 54 weeks (Q4 2025).

Glencar CEO Eddie McGillycuddy said: “We are very happy to have been appointed by Logicor for the first time to deliver this BREEAM Outstanding warehouse development showcasing our commitment to excellence and our proven track record in successful project delivery.”

Logicor UK development director Matt Storr said: “We are very happy to have appointed Glencar and to be working together for the first time.

“They put forward an impressive programme featuring a host of sustainable construction practices and we look forward to seeing them in action and working closely together”.
