A major enabling works package totalling £94 million is being prepared by the Defence Infrastructure Organisation (DIO) at its Northwood site in north-west London.

The work is part of a wider redevelopment project for the operating arm of the Ministry of Defence (MoD) which is responsible for the built and rural estate.
The project includes the construction of a multi-storey car park alongside other site development works.
A pipeline notice published on 9 May states works are scheduled to begin on 8 April 2026, for around two and a half years, until 8 September 2028.
Planning consent to allow the development was granted earlier this year for the site under a Special Development Order.
It gave the MoD permission to build up to 10,550sqm of residential space and nearly 29,000sqm of floorspace for other operational buildings.
The services contract, valued at £94 million, would total £112.8 million, including VAT, if secured at that value.
Skanska currently provides the site with facilities management, with Stantec helping to provide a range of multidisciplinary engineering services.
It is also the base for NATO’s Allied Maritime Command.
An official tender is expected to be published 6 October 2025.
