Gilbert-Ash has started construction of a new Premier Inn hotel in Dublin.

Whitbread, the owner of Premier Inn, appointed the construction and fit-out company as principal contractor for the development in the Clerys Quarter.
The 229-bed, eight-storey hotel, at Earl Place, will form part of a mixed-use development and city centre regeneration project.
Gilbert-Ash’s contract at the former warehouse site includes construction of the hotel itself as well as a new restaurant and reception area on the ground floor.
Whitbread acquired the site in 2022, securing planning permission from Dublin City Council a year later.
The hotel, which is set for completion in summer 2026, is targeting a BREEAM ‘Excellent’ rating.
“For generations, the Clerys department store was an iconic Dublin landmark, and it is great to see the development work that has already gone on there,” said Gilbert-Ash project director, Sean Doran.
“Gilbert-Ash has a long-standing and excellent working relationship with Whitbread and we look forward to continuing this with the Clerys development.”
The Clerys department store has been refurbished for a mix of business, retail and leisure uses with the development set to be open this year.
Last year Gilbert-Ash, responsible for the redevelopment of the National Portrait Gallery, reported turnover for 2023 of £267 million, compared to £262.4 million in 2022.
However, the firm generated pre-tax profits of £1.5 million, down 64 per cent from £4.2 million the year prior.
