Flats and houses in Bristol built by ISG Pearce are to be torn down next year after the property manager failed to recoup the funds necessary for critical remediation works following the contractor’s administration.

Elim Housing Association had been pursuing a claim against ISG Pearce to recover the £4 million in costs needed to carry out the fire safety works at Bouverie Court in Easton.
However, after ISG collapsed into administration in September last year, the housing association was unable to progress the claim.
Bouverie Court was a former public house redeveloped into 14 flats and seven houses for affordable rent in 2011 by ISG Pearce.
When an external wall fire safety survey in 2021 identified extensive issues with the structure and build quality, including at the adjoining homes on Easton Road, interim safety measures were put in place until a long-term solution could be found.
Now Elim cannot progress the claim against ISG Pearce and itself having “limited funds” to undertake the remedial works, the properties are due to be demolished next year.
This means 21 households will need to move out over the next 12 months, supported by Elim and Bristol City Council.
“The decision to demolish our Bouverie Court homes was extremely difficult, and our primary concern is the welfare of our residents,” said Elim CEO, Paul Smith.
“Unfortunately, the inherited repairs, poor efficiency and structural issues identified at the scheme, along with the unviable potential long-term disruption for residents, means we have taken the hard decision to demolish the properties after exhausting all other possible solutions.
“Elim is working closely with local authorities and other housing providers to support our residents during the transition period.”
