Berkeley Group subsidiary St William has secured full planning permission for the regeneration of the long-derelict Stratford Gasworks, into a 245-home neighbourhood.

The Section 106 legal agreement has been finalised for the transformation of 2.2 acre gasworks site from the London Legacy Development Corporation (LLDC).
The new neighbourhood will feature 245 new private and affordable homes in the London Borough of Newham, close to West Ham and Stratford Stations.
The former gasworks is set to be opened up to the public with a mix of landscaped amenity spaces, including:
- Public squares
- New pedestrian and cycle connections
- Range of play spaces for young children and families.
The landscape designs are anticipated to deliver biodiversity net gain of more than 223 per cent.
The site sits alongside the Greenway, a 6 kilometre pedestrian and cycle route lined with rewilded natural habitats.
The regeneration plans for the brownfield site will generate around £2.4 million aimed at enhancing the quality and sense of place in the area.
This will include financial support for local primary health services, improving access to the Greenway and upgrades to the road network.
Designed in partnership with Cowen + Partners and LDA Design, St William’s proposals also include investments in the wider neighbourhood.
The development will now require Gateway 2 approval from the Building Safety Regulator before St William can start on site.
