Construction countdown: 12 major projects coming in 2025

Construction Wave takes a look at 12 of the most interesting projects in construction starting over the next 12 months – enjoy!

Now that the holiday season is over, we’re all settling back into work, and 2024 is firmly in the rear view, we take a look ahead at what there is to look forward to in the construction industry in 2025.

Last week, a report by market expert Glenigan revealed the top 100 biggest construction projects starting in 2025 will generate £34 billion-worth of work.

Civil engineering is expected to provide the greatest boost, with plenty of exciting renewable energy projects over the next year. However, the whole year is chock-full of interesting projects, here are twelve of them for your enjoyment…

  • High-Speed Two HV Power System

Value: £523 million

Start date: January

Location: West Midlands

In August 2020, HS2 began the search for contractors to deliver the high voltage power supply systems that will transfer electricity to the high speed rail link. Around 50 traction sub-stations will be built alongside the line between London and Crewe in order to deliver power from the National Grid to the trains. A dedicated HV non-traction power network that will also provide power to stations, shafts, portals, depots and railway systems along the route.

In December last year, Siemens Mobility and Costain Joint Venture won a £300 million long-term contract for the project, with a separate seven-year maintenance contract to follow.

Value: £500 million 

Start date: February

Location: Northern Ireland

Works on the first phase of the A5, a more than 58-mile section of the Northern Ireland road network, is set to begin next month. The long-awaited improvement scheme, first announced in 2007, was given the green light in October last year following several delays to the project. The first phase will focus on a 53-mile stretch of the road between Strabane and Ballygawley.

  • A12 Chelmsford to A120 Widening

Value: £1.3 billion

Start date: March

Location East of England

The A12 is one of the busiest roads in the east of England, the changes aim to improve safety for road users and reduce traffic congestion as well as a series of other other improvements to benefit road users. Costain and Jacobs are partnered with National Highways to deliver the project, which is expected to be completed in 2027-28.

  • Eastern Green Link 1

Value: £2.5 billion

Start date: April

Location: Yorkshire

In November last year, energy regulator Ofgem approved the project. The 2GW high voltage direct current electrical superhighway is designed to unlock Scotland’s renewable energy reserves by scaling up the UK’s capacity to transport clean energy. Developed by a SP Energy Networks in partnership with National Grid Electricity Transmission, the link is set to power 2 million homes across the country.

  • G Park Docklands Data Centre

Value: £400 million

Start date: May

Location: London

The 210-megawatt (MW) Docklands data centre campus was approved in July last year and is set to be one of London’s biggest, built in the Royal Docks in the London Borough of Newham. Global data center business Ada Infrastructure will develop the project alongside GLP Capital Partners (GCP).

  • Therme Manchester

Value: £250 million

Start date: June

Location: North West

The 28-acre wellbeing resort and spa received planning consent from Trafford Council in September 2023, with enabling works beginning in October last year. The project will feature 10 pools, 18 waterslides and a series of wellbeing features including a garden, saunas and multi-sensory showers. A main contractor has not yet been announced.

  • Hornsea Project Four

Value: £8 billion

Start date: July

Location: Yorkshire

In July 2023, the previous government approved plans for the fourth phase of a wind farm off the Yorkshire coast, which would be capable of powering more than 1 million homes. The project is being developed by Danish wind power company Ørsted and will be Europe’s second-largest wind farm, with phase three of the project marking Europe’s largest.

Start date: August

Location: England

In November 2024, Euston-headquartered housing association The Guinness Partnership Limited (TGPL) opened bidding for the programmes. Regional contractors will deliver the programmes for TGPL’s portfolio of properties over a period of up to 15 years. The planned investment works include kitchen and bathroom replacements, roofing repairs and renewals, electrical works and more.

  • Pittlesheugh Farm BESS

Value: £340 million

Start date: September

Location: Scotland

The project is a battery energy storage system (BESS) located on an area of farmland in the south of Scotland and will consist of around 100 energy storage containers with a total storage capacity of over 300 Megawatts. The developer is local landowner Will Ramsay whose family lives at Pittlesheugh Farm. 

  • Gate Burton Energy Park

Value: £269 million

Start date: October

Location: East Midlands

The giant Lincolnshire solar farm will cover nearly 1,700 acres following approval in July last year. The scheme would allow for the generation, storage and export of up to 500 (MW) electrical generation capacity – equivalent to providing enough clean energy to power over 160,000 homes and avoid more than 100,000 tonnes of CO2 emissions every year. The project is expected to finish in 2028.

  • Green Volt Offshore Wind Farm

Value: £2.5 billion

Start date: November

Location: Scotland

Offshore wind developers Flotation Energy and Vårgrønn, announced last April that “Europe’s largest floating wind farm” project was granted offshore planning approval. When completed, Green Volt will include up to 35 floating wind turbines, providing up to 560 MW of renewable energy capacity.

  • Peckham Regeneration Mixed Development

Value: £450 million

Start date: December

Location: London

Berkeley Homes is developing a 850-home redevelopment of the former Aylesham shopping centre, built in blocks ranging in height between four and 20 storeys, with 35 per cent will be designated ‘affordable’ and 25 per cent will be social housing. dRMM has led a local design team including Jas Bhalla Works, nimtim architects, Feix & Merlin, Dowen Farmer Architects, and landscape architects Gillespies.
