Henry Boot sells 630 plots to Vistry

Henry Boot has announced that it has completed the sale of 632 residential plots in Coventry to national housebuilder Vistry.

Henry Boot’s land promotion and planning business, Hallam Land completed the sale following the news that the group sold 600 plots in the Midlands last month.

The disposal meant Hallam achieved its 2024 financial target with sales of 2,800 plots last year, slightly below its sales target of 3,000 plots for 2024, offset by the sale of 52 acres of employment land in Coventry, in November.

Hallam secured an initial planning promotion agreement with the landowners to promote the wider ‘Pickford Gate’ site in 2015.

A planning application was submitted in 2018 which secured outline planning consent in 2021 for the 52-acre employment land parcel.

This included 2,400 homes, of which at least 25 per cent are proposed for affordable housing as well as: 

  • primary school
  • District and local centres
  • Green open spaces
  • Community facilities and playing fields

This marks Hallam’s fourth sale at Pickford Gate, with previous transactions including the sale of:

  • 250 plots to the UK housebuilder Countryside Partnerships in March 2023
  • 491 plots to David Wilson Homes in September 2024
  • 52 acres of employment land sold in November 2024. 

Hallam retains 1,027 plots for future sale on the site.

Vistry is now set to deliver 608 homes across phases four and five of Eastern Green in Coventry, with half of them delivered in joint venture partnership with housing provider Citizen.  

Eastern Green is a sustainable urban extension of Coventry, with outline planning permission in place for 2,400 homes and other community services, with phase one already in development.

Tim Roberts, Henry Boot CEO, said: “This sale to Vistry is a significant transaction for Hallam, executing the phased sale of the wider Pickford Gate site according to plan, which will create thousands of much needed new homes in the area.”

James Warrington, executive chair at Vistry Group, said: “Continuing our joint venture with Citizen at Eastern Green is enabling us to provide more than 800 new homes across three phases, with 50 per cent of them offered in affordable tenures and the remainder for sale with one of our retail housing brands, perfectly demonstrating the strengths of the Group.”
