In October, the developer launched a public consultation to bring forward the scheme which includes 364 apartments.

Following the positive response from the consultation events, Glenbrook has now submitted a detailed planning application for the development.

It will also comprise more than 7,750 sq. ft of active space at ground, first and second floor levels, wrapped by a series of three-story arched terracotta colonnades.

The building’s aesthetics aim to blend the city’s industrial roots, while its structure has been designed with modern technologies in mind which improve thermal and acoustic performance, ventilation, and daylighting.

Subject to approval, Glenbrook plans to appoint a main contractor in 2025, and start early 2026.

As part of the Sheppard-Robson designed proposals, Glenbrook has committed to creating new public spaces which will enhance the streetscape and improve pedestrian connections.

Tony O’Brien, partner at Sheppard Robson, said: “By opening up the site, we are creating vibrant public spaces and pathways that enhance connections across this part of the city.

“The building’s terracotta, high-performance façade references both the existing and historic context, while introducing a distinctly modern addition to the evolving skyline of Manchester.”

Daniel Roberts, development director at Glenbrook, said: “As part of our ongoing commitment to deliver exceptional urban homes, we have used our extensive experience of delivering high quality residential developments and feedback from our operational partners to ensure Whitworth Street West truly responds to the requirements of residents, both now and in the future.

“We believe this development and its exceptional location offer the opportunity to push the boundaries of city-centre living, and we’re hugely excited about the prospect to bring such a prestigious building to the market.”

“Working closely with our environmental consultant and wider design team, we have explored every opportunity to reduce the development’s carbon footprint, resulting in the current scheme exceeding RIBA’s 2030 Climate Change Target credentials.

“The building has been designed to incorporate a range of renewable technologies and smart systems that promote efficiency and will reduce carbon in construction and operation.”
