Kori wins £21m luxury care home

Kori Construction has been appointed to deliver a £21 million care facility in Thurnby, Leicester.

Appointed by Cinnamon Care Collection Kori will begin construction of the 73-bed luxury care home in December.

Managed by Construction Project Management Consultants Fed3 Projects, the project will transform the existing brownfield site into a new facility featuring 10 ‘premium’ care suites. 

Each suite will include:

  • A bedroom with an ensuite wet room
  • Private living room
  • Kitchenette

While the home will feature  

  • Ensuite wet rooms
  • Dining and sitting rooms
  • Cinema
  • Private dining areas
  • Hair salon
  • Café

The home, designed to achieve an EPC A rating, will be built using a traditional construction approach with pre-cast concrete plank floors and a brick and cladding façade. 

Kori Construction’s social value action plan aims to deliver £3.2 million of social value, ensuring economic benefits throughout the region.

initiatives include: hiring locally, engaging with local suppliers, and offering apprenticeships and training opportunities to young people.

Design team: originally designed by Edmund Williams Architects, further adapted by Harris Irwin Associates.

The project is set to complete in August 2026.

Earlier this month, Kori Construction strengthened its board of directors with the appointment of Scott Bartlett as construction director, following healthy revenue and profits for the Corby-headquartered contractor. 

Jordan Connachie, managing director of Kori Construction, said: “This care home will deliver a safe, comfortable, and luxurious environment for residents while revitalising a former landmark site in Thurnby. 

“With first-class amenities, beautiful green views, and modern care facilities, this project will significantly enhance local care provision and benefit the wider community.

“The project will generate significant social value through local job creation and community engagement efforts.”

James Gant, development director of Cinnamon Care Collection, said: “There continues to be an urgent need across the UK to deliver luxury care homes and developing this existing brownfield site in an area that has a significant shortfall in care beds will go one step towards addressing this need.”
