Bidding has opened for £1 billion planned investment and major works programmes for housing association The Guinness Partnership Limited (TGPL).
The Euston-headquartered TGPL is intending to enter into contract with regional contractors to deliver its programmes for its portfolio of properties over a period of up to 15 years.
The contracts will be divided into geographical regions, with the properties in these areas covering a mix of general needs, supported housing and leaseholder/shared ownership properties, with a mixture of archetypes but majority flats and houses.
TGPL is conducting the procurement on behalf of itself and all of its group entities including, but not limited to, Shepherds Bush Housing Association.
Scope
Appointed contractors will be required to carry out planned investment works including:
- kitchen and bathroom replacements
- roofing repairs and renewals
- electrical works
- external and internal decorations
- structural repairs
- window replacements and repairs
- De-carbonisation
- sustainability and retrofit works
- disrepair works
- large reactive repairs and major voids
- building and fire safety works
Lot division
Lot 1: North West and Greater Manchester
- Value: £320 million
- approximately 20,000 properties
Lot 2: Yorkshire, Humberside, and East Midlands
- Value: £155 million
- approximately 11,000 properties
Lot 3: Home Counties
- Value: £110 million
- approximately 9,000 properties
Lot 4: South East & Coast and Greater London
- Value: £260 million
- approximately 19,000 properties
Lot 5: South West
- Value: £170 million
- approximately 11,000 properties
TGPL will incorporate the right to extend each contract to cover other regions into the contract terms, in the event of contractor failure in those regions.
Plus, properties that become part of Guinness’s portfolio that currently fall outside of the existing regional structure may be added throughout the contract duration.
