Skanska has been awarded a £197 million contract to deliver new office, retail, and leisure spaces as part of a wider development area in Mayfair, London.
The contractor has been hired by a joint venture (JV) between Grosvenor and Mitsui Fudosan UK, to lead main construction of two new office buildings as part of the South Molton scheme.
Skanska will first demolish existing buildings in favour of two new offices at 60 Brook Street and 56 Davies Street, spanning 71,000 sq. ft and 78,000 sq. ft respectively, with a mix of new and existing façades.
The restoration of the Running Horse Pub is also part of the agreement, together with ground floor retail, restaurants, cafés, and a basement gym, spanning a total of 267,000 sq. ft.
Skanska will deliver CAT A mechanical, electrical and public health (MEP) systems, including the site-wide data network, security, and smart building solution.
It follows a two-year design and construction methodology for South Molton, including identifying sustainability and carbon reduction strategies which reduced steel use by 200 tonnes, saw the re-use of existing steel elements, the pre-fabrication of façades, and in-situ construction of the concrete base slab.
The building is targeting a BREEAM ‘Outstanding’ rating for offices and Design for Performance to secure a NABERS 5* accreditation.
Construction has started and is expected to be complete in July 2027.
