Sutton Council has announced its preferred development partner for the next phase of its reportedly £500 milion town centre regeneration.
Regeneration specialists Genr8 Kajima Regeneration Ltd (GKRL) has been appointed by councillors on the Strategy & Resources Committee for the scheme.
GKRL partnership is a 50/50 joint venture between pan-European real asset investor, developer and manager Kajima and regeneration developer, Genr8 Developments.
The plans for the St Nicholas Shopping Centre, Civic Offices, Gibson Road car park and Secombe Theatre sites will see a new Civic Hub open in the town centre with a ‘front door’ to access services from the Council on the high street, as well as a new library and community spaces.
The proposed Civic Hub aims to finish by mid-2029.
Plans also include around 740 new homes built on the existing site, with 50 per cent to be affordable housing including nearly 300 homes for social rent.
It will also include public realm improvements such as:
- New ways to access the town centre
- New retail space for new and existing businesses
- new leisure facilities
The decision follows the construction of new council homes in the town centre.

Councillor Barry Lewis, leader of the London Borough of Sutton, said: “We want to create a place which is open to everyone in the community all day and evening.
“New retail, leisure and community uses in the St Nicholas Centre will provide more choice and improve the long-term future of our main town centre.
“Meanwhile local families will gain much-needed new social housing to support them through the national housing crisis.”
