Network Rail has opened bidding for a new Property Construction and Refurbishment Works framework to deliver upgrade and repair works to Network Rail properties.
The framework, valued at up to £226 million, will include the renovation and refurbishment of existing commercial and industrial properties and the construction of new properties across Network Rail’s estate.
Operating across all of Network Rail’s regions the Property Construction and Refurbishment Works framework will run between October 2025 to October 2030.
The framework is divided into nine lots; suppliers may win lots in different Regions; however, a supplier can not be awarded both the Network Rail Infrastructure and high street environment lots within a Region.
Suppliers are required to hold a Principal Contractors License (PCL) covering work on Network Rail’s infrastructure.
- Lot 1: Southern Region – property refurbishment and construction works (£74 million)
- Lot 2: North West & Central Region – property refurbishment and construction works on managed infrastructure (Lots 2 & 3: £44 million)
- Lot 3: North West & Central Region – property refurbishment and construction works in the High Street environment (Lots 2 & 3: £44 million)
- Lot 4: Eastern Region –property refurbishment and construction works on managed infrastructure (Lots 4 & 5: £42 million)
- Lot 5: Eastern Region – property refurbishment and construction works on managed infrastructure (Lots 4 & 5: £42 million)
- Lot 6: Western & Wales Regions – property refurbishment and construction works on managed infrastructure (Lots 6 & 7: £45 million)
- Lot 7: Western & Wales Regions – property refurbishment and construction works on managed infrastructure (Lots 6 & 7: £45 million)
- Lot 8: Network Rail Scotland Region – property refurbishment and construction works on managed infrastructure (Lots 8 & 9: £21 million)
- Lot 9: Network Rail Scotland Region – property refurbishment and construction works on managed infrastructure (Lots 8 & 9: £21 million)
