Two new skyscrapers to be built in Birmingham city centre

Plans have been submitted to overhaul a brownfield site in Birmingham in favour of two new skyscrapers.

Locally-headquartered developer and investor, Sama Investment Group (SIG), has lodged an application to transform 1 Lancaster Circus in the city, following a period of consultation. 

The multi-million-pound proposals include the redevelopment of land which formerly housed the offices of Birmingham City Council. 

In its place, Sama is seeking to build two “landmark” towers standing 41-storeys and 48-storeys tall, on the edge of Lancaster Circus Queensway and Lawson Street, providing a mix of residential and student accommodation. 

The investor said 1 Lancaster Circus could become a new “gateway” into the city centre from the Gun Quarter and Jewellery Quarter, with extensive green and public open space as well as a pedestrian corridor as part of the plans.  

Other amenities for the towers scheme include a gym, spa, cinema and “active frontages” for commercial or leisure use. 

The final plans have also seen the addition of a pavilion to part of the site, which will act as a focal point for the scheme, allowing the public to navigate through the development. 

“Following a period of consultation, we’re delighted to submit plans for 1 Lancaster Circus. The proposals will transform an underutilised site to deliver a flagship scheme for the local area and city,” said Bilal Ahmed, executive chairman and founder at Sama Investments. 

“The proposals will deliver a mixed-use scheme of residential and much-needed student accommodation and support the continued growth of nearby universities, including Aston and Birmingham City University.  

“Our plans will also help re-establish this location as a destination, offering street-level community uses and green space for residents and the wider community to enjoy, alongside a pedestrian corridor that will connect parts of the city to this area – something that has further been enhanced through the addition of a pavilion to the final plans. 

“We look forward to continuing our progress with the city and our partners to deliver 1 Lancaster Circus in the coming years.” 

Sama is a real estate development and investment company, headquartered in the West Midlands, with offices in London, Dubai, Doha, Kuwait City, Manama, and Riyadh. 

Its development schemes across the UK represent more than £1.2 billion Gross Development Value, with more than 6,000 units of PBSA built or in the pipeline.  

Earlier this year, Sama won permission to build more than 540 new homes and 710 student beds on a vacant brownfield site in Birmingham’s Digbeth Quarter, with designs by architects, tp bennett.
