The project marks developer Manchester Life’s first residential developments in the next stage of Ancoats’ regeneration and are due to open from mid-2026.

Jersey Wharf will offer 190 one-, two-, and three-bedroom rental homes, transforming a previously vacant site along the Rochdale Canal.

Meanwhile, Eliza Yard, located directly across Jersey Street, will offer 126 one-, two-, and three-bedroom homes for sale.

Both developments include concierge services, outdoor gardens, and secure cycle parking.

The development will incorporate 23,000 sq. ft. of new ground-floor commercial space using the Ancoats Mobility Hub for parking.

Creating space for local businesses serves as part of the Council’s public realm strategy, and further Ancoats’ continued growth.

Manchester Life has been transforming Ancoats and New Islington in line with the Council’s Neighbourhood Development Framework since 2014 with Sisk as a construction partner from the outset.

The two schemes aim to support more than 800 construction jobs, with 29 trade apprentices involved throughout the four-year programme.

Last month, Sisk reported a 26 per cent increase in turnover to £475 million in the UK in its latest financial results.

The Irish firm claimed healthy UK turnover reflected strong underlying performances from large scale residential and commercial projects.

Alan Rodger, managing director for Sisk UK North, said: “We are thrilled that Manchester Life has chosen Sisk as the main contractor for the Jersey Wharf and Eliza Yard developments.

Our partnership, built on trust and collaboration, has enabled us to transform Ancoats while meeting Manchester’s housing needs.

“We look forward to delivering these landmark projects, creating lasting employment opportunities in Manchester.

“With our strong track record in Build-to-Rent and private residential developments across Manchester, Leeds, and Birmingham, Sisk is well-positioned to provide high-quality, sustainable homes.”

Marty Edelman, Manchester Life executive chairman, said: “Our regeneration efforts in Poland Street support the Ancoats and New Islington Neighbourhood Development Framework by addressing the demand for private rentals and for-sale homes, boosting the local economy, creating jobs, and advancing the city’s housing objectives.

“Poland Street is central to Manchester City Council’s long-term vision for East Manchester, a vision we share and have worked in partnership to transform into vibrant residential communities.

“From the start, Sisk has played a pivotal role in delivering transformative developments, making them the right partner for Eliza Yard and Jersey Wharf—both critical to Ancoats’ continued growth as a thriving neighbourhood.”
