Multiplex to transform 99 City Road in London

Multiplex has secured a pre-construction services agreement (PCSA) to transform a 35-storey tower in London.

Inside the deal: Property developer Endurance Land has appointed Multiplex as construction partner for the ‘design and delivery’ of its 99 City Road scheme, at Old Street roundabout, in Islington. 

Owned by Nan Fung Group, managed by Endurance Land, and designed by architectural firm Kohn Pedersen Fox Associates (KPF), 99 City Road will provide 64,873 sqm of adaptable, net zero workspace in the city. 

Multiplex’s role will be to drive innovation through the design and development process as well as maximise efficiency of delivery. 

The main design objectives include transforming the existing building, upgrading how it interacts with its neighbours, and enhancing its sustainability credentials, including BREEAM ‘Outstanding’, ‘WELL’ Core Platinum, and embodied carbon. 

Multiplex will develop plans that meet Endurance Land’s wider sustainability ambitions, which include: 

  • existing structure retention 
  • circular economy 
  • carbon targets 
  • social value interventions 

A new public square and widening of pedestrian pinch points is also scheduled. 

A resolution to grant planning consent for 99 City Road was secured in September 2023. 

“Endurance Land’s selection process was innovative and really challenged us to explore the potential efficiencies of the project from an engineering and delivery perspective; this really tested what we could bring to the project, and we are now looking forward to working with the team to deliver the ambitious targets that we have been set,” Callum Tuckett, managing director at Multiplex. 

Richard Rixson, director at Endurance Land, added: “Having Multiplex onboard at this early stage and leveraging its unique skill set in delivery of complex tall buildings, is critical to ensure the successful delivery of 99 City Road.”
