The scheme, developed by IKB Developments and managed by Marick Real Estate, will see the development and regeneration of a new aparthotel, a hotel and Build-to-Rent buildings.

Affordable provisions will be included, along with commercial units and public realm on the site that forms one of the final elements of the Bristol Temple Quarter masterplan.

IKB Developments will construct three new properties on a currently empty plot of land next to the Floating Harbour at Temple Quay.

The scheme is set to include:

  • 234-room hotel (8 storeys)
  • 168-room extended stay aparthotel (7 storeys)
  • 108 Build-to-Rent apartments (11 storeys; 20 per cent affordable)

Plot 3, next to Temple Meads station, was earmarked six years ago for a huge conference centre, and has since moved to Temple Island.

The Homes England-owned site  has been vacant for approximately 30 years

The site neighbours a new 130-hectare Government funded urban regeneration initiative which aims to create a new urban quarter for Bristol.

Ground floor commercial space is set to host new retail and restaurant chains and have a BREEAM rating of ‘Excellent’, while a new public space and ecological zone  disabled parking bays, cycle stores, waste and recycling stores will also be created.

A statement by Marick Real Estate said: “We are pleased to have secured planning consent for 3 new buildings in Bristol.

“The council’s aspiration is to build up to 10,000 new homes in the area under the plans – 2,500 of them to be located next to Temple Meads station.

“We are looking forward to becoming a significant contributor to the next regeneration stage with this gateway project.”
