McLaren starts £28m Warrington industrial unit

McLaren Construction has begun work on a £28 million major industrial and logistics (I&L) development in Warrington.

The Omega West Unit 4 at Omega Business Park follows the completion of Units 2 and 3

They were constructed on behalf of Omega St Helens Limited with a fund managed by Blackstone as the purchaser.

Unit 4 is due to finish construction at the end of June 2025.

It is to be a 420,000 sq ft development featuring:

  • Two-story offices
  • Extensive warehouse space
  • A hub office
  • Car park facilities
  • Comprehensive external works and landscaping

The team has tackled the site’s challenging elements, including an existing watercourse along its southern and western boundaries, which requires an eight-metre buffer zone to maintain construction safety. 

A 132kva cable division below ground on the northern boundary will also require careful planning to ensure safe excavation and groundwork activities.

During construction, all generators and plant machinery are planned to run on alternative fuels, and site waste managed through an online data system, smart waste.

The development is aiming for a BREEAM ‘Excellent’ rating and EPC rating of A.

 locally sourced materials and suppliers will also be prioritised wherever possible.
