Vistry Group has formed a joint venture (JV) with Warwickshire Property & Development Group (WPDG) and Warwickshire County Council (WCC), to deliver Milby Meadows at the Top Farm site in Weddington.

The Develop Warwickshire JV has committed £2.5 billion to create new homes across the county, with Milby Meadows its biggest scheme.

Birmingham-headquartered Lambe Construction is now on site completing the initial groundworks.

Infrastructure works include building a northern link road, interconnecting other surrounding developments.

Outline planning permission for the scheme was granted in late 2022 by Nuneaton and Bedworth Borough Council, and will also include:

  • A primary and secondary school
  • A new local community centre
  • Extensive public open space
  • Multi-functional “green infrastructure”
  • New highways

The secondary school, which is currently under construction, could be completed on behalf of the Department for Education in September next year.

The new homes will be a mix of private sale and rent with 25 per cent affordable and Platform Housing Group in Birmingham as the affordable housing partner, built using modern methods of construction.

A planning application has been submitted by the Develop Warwickshire JV for the next stage of the development which includes 480 homes, a community park, play areas and public open space on top of the first 51 properties.

“Vistry North West Midlands is proud to partner with both WCC and WPDG and looks forward to delivering our second scheme in the county as part of Develop Warwickshire,” said Phil McHugh, Vistry group’s MD for North West Midlands.

“These types of schemes really bring Vistry’s ability to deliver high quality place making at pace.”
