Crown Estate unveils £430m London development pipeline

The Crown Estate has unveiled a £430 million slate of developments in London’s West End.

There are three projects in total in the pipeline across The Crown Estate’s wider strategy, spanning 10 million sq ft, to contribute to a more ‘accessible, diverse and sustainable’ city.

Construction has begun on the three developments:

  • New Zealand House
  • 10 Spring Gardens
  • 33-35 Piccadilly

Multiplex and McLaren Construction Group have been appointed as construction partners for New Zealand House and 10 Spring Gardens respectively.

KPH has been appointed to manage the initial works for 33-35 Piccadilly. 

The first project, New Zealand House, aims to deliver 250,000 sq ft of office, leisure and retail space in the West End to stimulate its renewal and attract global investment.

10 Spring Gardens, which is between The Mall and Trafalgar Square, will deliver 80,000 sq ft of sustainable workspace, distributed over ground floor, basement and eight upper storeys while 33-35 Piccadilly will provide 3,000 sq ft of retail and hospitality space on the ground floor, with 30,000 sq ft of office space on the floors above.

The projects aim to adhere to The Crown Estate’s enhanced Development Sustainability Principles

The business’ sustainability ambitions include certification targets and whole life carbon, as well as extend to nature recovery and areas of social impact such as construction employment and community investment.

The projects will sit alongside The Crown Estate’s Central London developments, including the ‘Park to Park’ project to reimagine public spaces between Regent’s Park and St James’s Park, and a major programme of maintenance works across the West End’s famous heritage buildings.

The Crown Estate managing director Simon Harding-Roots said: “These three developments will deliver much-needed quality employment space into the heart of London’s West End.

“Collectively, the works we are undertaking across our London portfolio are underpinned by our ambitions to make it a more accessible, sustainable and inclusive city.
