Major plans to create a vast new community in Greater Manchester worth £500 million have been revealed.

Developer Peel L&P is seeking public feedback on its proposals for an expansive new neighbourhood west of Elton Reservoir.
Most notable is the proposal for up to 3,500 new homes, including affordable options.
This figure is also laid out in the emerging Places for Everyone (PfE) strategy, a long-term plan by the Greater Manchester Combined Authority (GMCA) for sustainable growth in nine Greater Manchester districts (Bolton, Bury, Manchester, Oldham, Rochdale, Salford, Tameside, Trafford and Wigan).
A new link road connecting Bury in the north with Radcliffe in the south is also proposed, as well as a new Metrolink station and “travel hub” at Warth Fold.
New primary schools and health facilities are also planned.
Both Elton and Withins reservoirs will be “retained and enhanced” under the proposals, with new open spaces and parkland created.
Up to 240 full-time construction jobs could be created each year of the build schedule.
“We are still at an early stage of the process and are keen to hear what local people think. This is the first of multiple stages of consultation and the feedback we receive will be taken on board as our plans progress,” said Nick Graham, Peel L&P’s associate director of planning.
