BAM wins major office scheme in Manchester

BAM Construction has been appointed main contractor for the next phase of a major office development in Manchester.

The firm has been selected by developer Ask Real Estate for the Plot 9A scheme on First Street in the city – new home of the Government Property Agency (GPA). 

The scheme is a joint venture (JV) between Ask and private equity firm, Richardson (The Richardson Family). 

Pension Insurance Corporation (PIC) has invested £105 million to forward fund the 130,900 sq ft offices. 

  • BREEAM rating: ‘Excellent’  
  • NABERS Design for Performance rating: 5.5*  

The GPA has a 25-year lease on the building for 2,500 staff.  

Briggs & Forrester is understood to be in line for MEP services on the scheme.

Ask and BAM have collaborated on several schemes in the past five years, with a combined contract value of more than £137 million across 367,000 sq ft in Manchester, Salford and the northeast – most recently the new HQ for social housing company Home Group, in Newcastle.    

UK property finance specialist, Precede Capital Partners, and Japanese finance company, Nomura, recently announced they will finance construction of Downing Living’s new scheme, also on First Street, with £227 million backing.
